The second thing is HOW you actually go about presenting your house to the public. This is another area where the standard way isn’t going to work. You have to think outside the box here and this guy does it in spades. Once you read the book (it’s not a long read) you will understand everything.

 

Is there some work involved? Yes, you can’t let your agent do it all for you. You have to take the bull by the horns yourself. But hey, it’s YOUR house and quite honestly, YOU want to sell it more than your realtor does. Why? Because he has plenty more houses to sell. Yours is just one of them.

I have this house that I need to sell,but I dont know how to write a 30 days notices,to let my tenant know about.I need help.

I don't think a 30 day notice is sufficient. I could see if they were past due on their rent or violated the lease in some way. But for you to just up and decided you want to sell your house and give them 30 days to find another place is cruel and unfair in my opinion. Give them atleast 2 or 3 months to save money and to start looking for another place to live.

We need to sell our house fast and for a good price, and we can't afford a realtor. Even for sale by owner.com is too expensive. Any other ideas? We are in Forest Grove, Oregon, if what you recommend is area specific.

On Zillow.com you can post a listing for your home sale for free. Put a for sale sign up in the front yard. Its a small expense$30-40 bucks for a weekend) but put your home in the classifieds of the local newspaper in the homes for sale section. At your work put up a flyer in the lunchroom or an areas where you think people would notice. Hold an open house on the weekends this may be some time on your part, but it can generate some buzz in the neighborhood.

So, can you buy house, then fix it up, and sell it for a higher price to make profit? Or you have to wait a certain months before you can sell a house.

it can always be done…you just have to find the right seller who is motivated enough to sell you that home at a low enough price so that you can make a profit…

depending on the market conditions it wouldnt really matter which month you decide to sell that house (of course it would be optimal when the weather is good and the house shows well) but the key is to buy in at the right price

Office Depot or Home Depot sells the kits with all the paperwork that you need in it. Very easy!

Declutter your home and clean, clean, and more cleaning.

A clean house sells quick.

Be cautious on how you price it.

Ask 3 realtors to come by and do a cost analyst its free.

If you research the interenet like I did for the appropriate paperwork needed in your state, you do not need a realtor, also all those things he mentioned, mls listing, lock box, sign, of course you are paying for it, thats why they charge so much.

Listen nothing is for free especially when it comes to real estate.

If you get rid of the junk in your house and keep it clean and price it right, you dont need a realtor.

In my opinion they are only for convenience not a necessity.

there are 3 major factors in a home sale, price, condition, and location. You can only control the first 2 obviously. If your house has been on the market a long time than you need to revisit the ones you control. It sounds like you have already reduced the price so you need to consider the condition. There is no "silver bullet" in real estate so it is hard to say more without knowing more.

Check your pricing compared to SOLD comparable homes to yours, if you are working with an agent ask them to take you to see active comparable homes to yours so you know what the competetion is and how they are priced and staged. That way you can do what you can to be better than your competition and you will know you are priced so an appraisal should support the value. Clean everything, thin out your belongings, fresh flowers out front help curb appeal.

If you have not had any showings then unfortunately it is probably price. If you have had a good number of showing then it probably condition. The average is about 10 showings should equal one offer.

Remember too that value is ultimately determined by the sold comparable and WHAT A BUYER IS willing to pay.

No money down usually means:
1. using other people's money
2. Seller financing
3. rent to own
4. Using 401k
5. using assignable purchase option contracts
6. 100% financing
7. etc…

Is it a good idea to get a real estate license onlie to sell your own home, so you don't have to pay an agent?

It's $400 - $600 to take online course. I would have to pay agents between 30 - 50K to sell and buy a new house. I'm thinking how hard can it be.

you won't be able to list it on the MLS service without paying for that and if you aren't associated with a realtor - you might not be able to list it at all
you'll have to pay all the advertising costs yourself, be available for all the open houses obviously, find buyers yourself since hardly anyone will know about your house being for sales since it won't be on MLS
You'll have to be able to try and find all the necessary paperwork - sales agreements, etc
You don't pay any commission when you buy a house - only when you sell -
if another agent brings you a buyer - you will still have to agree on a commission for them and they will expect the normal 3% for the buyer's side
with the current market, house are taking up to 9 months to sell WITH real estate agents working with the sellers - I magine you would probably have a add a few months to that figure working on your own -

Still think it's really worth it? and I'm not a real estate agent and have no family members who are - I'm a RE investor - just starting out, but I know I wouldn;t have all that time to devote to the process without help from an agent
